Buyer Education

Know what you're buying before you buy it

Three questions every Central Florida property owner should settle before committing to a roofing project.

Repair or replace? How to tell the difference

A repair usually makes sense when damage is isolated and the rest of the roof is sound. Replacement enters the picture when problems repeat, when the covering is at the end of its expected life, or when a repair would only postpone the same conversation a year later. A written evaluation of your specific roof — not a phone guess — is how you decide.

What a roofing estimate should make clear

Before you sign anything, an estimate should state exactly what work is included, which materials will be used, how the property will be protected during the work, and what happens if conditions change once the old roof is opened. If an estimate is vague on any of those points, ask before you commit.

Material considerations for Florida roofs

Shingle remains the most economical choice and is straightforward to repair. Tile offers a distinctive look and long service life but requires a structure and crew suited to it. Metal delivers longevity and performance in storms at a higher initial cost. Coating systems can restore a sound roof and delay replacement. The right answer depends on your building, your budget and your plans for the property.
